      Abstract
      This research is aimed at finding out: 1) the procedure and record of Mudharabah financing at KSU BMT (Multi-purpose cooperative Baitul Maal wa Tamwil) Mitra Barokah, and 2) the obstacles of Mudharabah financing at KSU Mitra Barokah BMT and how to overcome these obstacles. This is a descriptive research with qualitative approach. The sampling technique was carried out using purposive sampling which purposively selects certain people of the overall population to be the sample of the research. The subjects of the research were costumer service and financing division of KSU BMT Mitra Barokah. The data were collected from observation, documents, and interview. The data sources were primary and secondary data. The findings of the research show that: 1) The Mudharabah financing procedure at KSU BMT Mitra Barokah starts from the customer's financing request and completing the required files and guaranties for the customers out of market complex that is then analyzed using financing section. If the financing is approved, the financing contract will be carried out with the customers. 2) The obstacles that commonly happen are related with guaranties. If the costumers are not able to give guaranties, the financing cannot be continued or canceled because there is no guaranties given by the customers to the BMT. The suggestions given to develop KSU BMT Mitra Barokah are 1) The information delivery about BMT should not only be done conventionally but also through other media such as promotion, leaflets and etc. to make people out of market complex know about this BMT. 2) The customers who are negligent with their obligations or late in paying installments can be warned, sanctioned or even fined so that they will not do it anymore.
