      Abstract
      Time and cost are the main factors in the failure and success of a project. The success of a project is seen on a short project completion benchmark at a minimal cost but does not forget the quality of the end result of a job. Duration cost trade off is an optimization method to speed up a construction project work by adding certain variables (power & tools). The research material taken is the work of Bugel-Girjati Stage 2 locaSted in Yogyakarta. At this stage of data analysis is done with the rock of Microsoft Project 2013 and Microsoft Excel 2010. Data in input to Microsoft Project 2013 and then in the analysis to get the critical path, then each work that has a critical path is analyzed using time cost trade off method by adding the amount overtime hours up to 3 hours and the addition of the number of workers using Microsoft Excel 2010 to simplify the analysis process. Then compare the results of the acceleration analysis of project costs before and after the crashing with the cost of fines due to delays. The results showed that (1) Optimum time and cost due to the addition of hours worked (overtime) for 1 hour is Rp. 48.190.110.296,16 and for the cost of adding labor or heavy equipment is Rp. 48.110.063.614,36 with the duration of both is 221.25. (2) The optimum time and cost due to the addition of working hours (overtime) for 2 hours is Rp. 47.725.370.608.01 and for the cost of adding labor or heavy equipment is 47.507.086.573,79 with the duration of both is 175.55 days. (3) The optimum time and cost due to the addition of working hours (overtime) for 3 hours is 47,437,628,939,5 and for the cost of adding labor / heavy equipment is Rp. 47.065.029.661,39 with the duration of both is 142.05 days (4) The cost of accelerating the duration by adding overtime hours and adding the ape / tools is cheaper than the cost to be incurred if the project is delayed and fined.
