This study aims to analyze the influence of profitability, financial leverage, company size, dividend policy to income smoothing. The sample in this research are property and real estate company listed in Indonesia Stock Exchange period 2014-2016. This research used a purposive sampling method to determine the sample according to the criteria needed in the research. Thus, it is got 34 company samples and can process 102 companies. The analyzer of this research used logistic regression. The result of this research showed that profitability does not have a significant positive effect to income smoothing, financial leverage has a significant positive effect to income smoothing, company value has a significanti positive effect to income smoothing, dividend policy does not a significant positvie effect to income smoothing.
