PENGARUH KEBERADAAN INDUSTRI HASIL TEMBAKAU (IHT) TERHADAP HARGA RUMAH MENGGUNAKAN PENDEKATAN HEDONIC PRICE
Abstract
This study aims to examine how much influence the existence of the Tobacco Product Industry (IHT) on housing prices. The impact of rapid industrial development can cause pollution, as a result it can affect the selling price of homes around industrial sites. The subjects of this study were villagers who resided in the Tobacco Products Industry (IHT), namely Gondosari village, Gebog Sub-District, Kudus District. This research method uses a hedonic price approach. Primary data collection uses questionnaires and interviews to 265 respondents who were selected using the purposive sampling method. The results of the analysis show that the variable distance to the city does not affect the selling price of houses in Gondosari Village, Gebog Sub-District, Kudus District. Whereas the building area, number of rooms, presence or absence of parks, distance to industry, distance to schools, and water pollution have an effect on the selling price of houses in Gondosari Village, Gebog Sub-District, Kudus District.
