      Abstract
      Development in various fields is an effort to create prosperity and prosperity for the people. Therefore, the results of development must be enjoyed by all people in a fair and equitable manner. With the development dexterity, companies began to work as executors and planners. This is motivated by hopes of gaining huge profits. Delays in construction projects can be caused by errors in estimating the time needed to complete the project in the planning stage or several possibilities, for example, improper management, problems of material, labor, equipment, finance, and environment that do not support so that project implementation is hampered , and will result in project delays. In the construction project of the Muhammadiyah 3 School Building in Yogyakarta, there are several factors that hinder the completion of the project, therefore a study is needed to identify and analyze the factors that influence project delays. The method used in this study is the collection of primary and secondary data referring to the questionnaire form and checklist form. The results of the research conducted, the potential for events that have a high level of risk are 1) Work floor work; 2) Foundation work; 3) The work of talud, pile and fence. Based on the average value of risk, it is known that the work that has the highest risk level of delay is lower structure work with an average risk value of 8.95. This happens because of unstable soil conditions and design changes in the foundation sub-work resulting in delays in work and work experiencing repetition.
